For a multinational organization managing a global real estate portfolio and facilities, I would start with an enterprise-grade Integrated Workplace Management System (IWMS) that connects real estate strategy, lease administration, facilities operations, capital planning, space utilization, sustainability, and financial reporting in one platform.
The best choice depends on whether your biggest priority is optimizing the real estate portfolio, running day-to-day facilities, consolidating global data, or integrating everything with your existing ERP and enterprise systems.
My recommendation is to shortlist established enterprise platforms rather than choose based on feature count alone. For a global portfolio, geographic coverage, multi-currency and multi-language support, integration capabilities, data governance, and implementation complexity are just as important as the core IWMS features.
My top 5 IWMS platforms to evaluate
1. Planon IWMS
(Best overall starting point)
Planon is my first choice to evaluate for a global organization seeking a broad, integrated platform. It covers real estate and leases, space and workplace services, asset and maintenance management, and energy and sustainability. It also supports ERP integration and smart-building technologies.
My goal is to manage our enterprise assets from power plants to poles. What is the best Enterprise Asset Management (EAM) system built for the energy sector?
We want to use the model for facilities management later. What software helps us tag assets with maintenance data for handover to the owner?
Best for: A balanced, enterprise-wide view of real estate and facilities.
Website:
2. IBM Maximo Real Estate and Facilities
(Best for complex enterprise portfolios)
This is the successor to IBM TRIRIGA, with capabilities spanning lease management, capital planning, space optimization, maintenance, and environmental management. It is particularly worth evaluating when your facilities strategy is closely connected to enterprise asset management, analytics, or the broader IBM ecosystem.
Important: New buyers should evaluate Maximo Real Estate and Facilities, not assume legacy TRIRIGA is still the right purchasing path. IBM ended new TRIRIGA SaaS orders on January 28, 2026.
Website:
3. Eptura Archibus
A strong candidate when detailed space management, floor plans, space allocation, moves, and CAD/BIM-related workflows are central to your operating model. Evaluate the extent to which its real estate, facilities, and workplace capabilities match your required end-to-end processes.
Best for: Large building estates with sophisticated space-planning requirements.
Website:
4. Accruent
Accruent is worth considering for complex multi-site estates that need a combination of lease and real estate management, capital planning, and facilities workflows. Evaluate its specific products carefully, since capabilities can vary across the portfolio.
Best for: Organizations with specialized property, lease, and capital-management requirements.
Website:
5. MRI Software
A useful candidate when the real estate portfolio, lease administration, property financials, and portfolio reporting are particularly important. Confirm the specific modules and integrations needed to cover your facilities operations as well.
Best for: A real-estate-centric operating model with strong property and financial management needs.

How I would compare them
Decision criterion
What matters for a global portfolio
Global portfolio management
Consolidated view of properties, sites, ownership, leases, occupancy, and costs
Lease administration
Critical dates, obligations, renewals, options, and financial reporting
Facilities operations
Work orders, preventive maintenance, asset registers, vendors, and service-level agreements
Space utilization
Consistent floor plans, occupancy metrics, and workplace demand
Capital planning
Multi-year investment plans, asset condition, budgets, and project tracking
Sustainability
Energy consumption, emissions data, and comparable site-level performance
Integration and governance
ERP, finance, HR, procurement, building systems, APIs, and consistent global data
The IWMS category is designed to consolidate corporate real estate and facilities information; the key differentiator is how well a platform supports your actual operating model.
My recommended selection process
I would run a structured evaluation with Planon and IBM Maximo Real Estate and Facilities as the initial contenders, adding Eptura, Accruent, or MRI depending on your portfolio and process requirements.
Ask each vendor to demonstrate the same real-world scenarios:
Global portfolio visibility: Consolidate sites across countries, currencies, business units, and ownership structures.
Lease-to-finance workflow: Track an upcoming lease expiry through renewal or exit, including financial impact.
Facilities performance: Compare maintenance costs, work-order backlogs, asset condition, and service-provider performance across regions.
Portfolio optimization: Identify underutilized space and evaluate consolidation, relocation, or disposal scenarios.
Executive reporting: Produce a consistent portfolio dashboard with drill-downs to individual countries, sites, and assets.
Request a total-cost-of-ownership model covering licensing, implementation, integrations, data migration, ongoing support, and internal staffing. Do not rely solely on vendor demonstrations or headline software prices.
Let’s narrow this down to the best fit
The most important question is what kind of global real estate portfolio you manage, because that can materially change the recommendation.
1. What best describes your organization?
Corporate occupier — offices, branches, and operational facilities
Commercial property owner or landlord
Industrial, manufacturing, or logistics portfolio
Government, healthcare, or education
2. Approximately how many sites do you manage?
Fewer than 100
100–500
More than 500
3. What is your main objective?
One integrated system for real estate and facilities
Portfolio strategy, leases, and real estate cost reduction
Maintenance, assets, and facilities performance
Space utilization, energy, and sustainability
4. Which ERP or enterprise platform do you use?
SAP
Oracle
Microsoft Dynamics
Multiple systems or another platform

[Recommend the best-fit IWMS]
With those details, I can narrow the options to a more defensible shortlist and explain which platform is most likely to deliver the best long-term value for your organization.
If your primary focus is Facilities Maintenance & IoT: Look at or for robust computer-aided facility management (CAFM) and computerized maintenance management (CMMS) integrations.[](]()]()
To help narrow down the best fit, could you share:
What is your primary goal (e.g., lease accounting compliance, space reduction/hybrid optimization, or maintenance/operations)?
Do you already rely heavily on an enterprise ERP or IT service management platform like SAP, Oracle , or ServiceNow?
For a global real estate portfolio spanning multiple countries, I’d prioritize enterprise-grade Integrated Workplace Management Systems (IWMS) that bring together real estate and lease administration, space planning, facility maintenance, capital projects, and sustainability reporting.
The strongest shortlist to evaluate is Planon, IBM Maximo Real Estate and Facilities (formerly IBM TRIRIGA), Eptura (including Archibus), MRI Software, and SAP Cloud for Real Estate. I’d also consider Accruent and Spacewell, depending on your portfolio and operational priorities.
An IWMS is particularly valuable when you need a common view of properties, leases, assets, work orders, and costs across regions rather than separate systems for real estate and facilities.

How I would compare them
This is a needs-based shortlist, not a definitive vendor ranking. The best fit depends on which capabilities are most important to your organization.
Platform
Primary strength
Best reason to shortlist
Planon
Broad IWMS coverage
One platform across real estate and facilities
IBM Maximo
Asset lifecycle and operations
Complex maintenance and asset environments
Eptura
Workplace and space management
Corporate workplace and portfolio planning
Critical requirements for a global deployment
Before selecting a vendor, I would test each platform against these six areas:
Global portfolio control: Owned and leased properties, multiple legal entities, currencies, countries, and reporting hierarchies.
Lease and financial compliance: IFRS 16, ASC 842, local accounting requirements, critical dates, and lease changes.
Facilities operations: Preventive and reactive maintenance, work orders, asset registers, service requests, vendor management, and SLAs.
Space and occupancy: Floor plans, space allocation, utilization analytics, moves, and hybrid-work requirements.
Integration and architecture: ERP, finance, HR, identity management, building management systems (BMS), IoT, and APIs.
Global governance: Role-based access, regional permissions, multilingual support, data residency, audit trails, and consolidated reporting.
These align with the core capabilities commonly associated with IWMS platforms, although the depth of individual features varies by product and configuration.
My recommendation
I would begin with Planon, IBM Maximo Real Estate and Facilities, and Eptura as the first three vendors to evaluate for a broad global real estate and facilities brief. Add MRI if lease and property financial management is especially important, SAP if ERP integration is a major driver, and Spacewell if building operations, occupancy, and energy are leading priorities.
Run the same scripted demonstration with each vendor using representative properties from different regions, a lease renewal, a maintenance emergency, a capital project, and a global reporting scenario. Ask vendors to demonstrate the workflows live rather than relying solely on feature checklists.
Let’s narrow this to the best fit
One question would help me tailor the shortlist: What best describes your portfolio?
1. Portfolio type
Corporate offices and owned/leased workplaces
Commercial real estate / landlord portfolio
Industrial, manufacturing, or logistics sites
Government, healthcare, education, or other complex estate
2. Approximate portfolio scale
Regional — one or two countries
Global — several countries and regions
Very large global — hundreds of sites or more
3. Main priority
Real estate, leases, portfolio costs, and financial reporting
Maintenance, assets, service delivery, and facility operations
Both — a truly integrated platform
Workplace experience, space utilization, and energy

If you'd like to narrow down these options, tell me:
What is your primary focus (e.g., heavy lease accounting compliance, maintenance operations, or hybrid workplace/space optimization)?
Do you prefer a traditional enterprise suite or a modern cloud-native / IoT-driven platform?
I can help you compare specific pros and cons tailored to your portfolio size.
For a global facilities and real estate portfolio, I’d focus on Integrated Workplace Management Systems (IWMS) that combine facilities management, corporate real estate, lease administration, space planning, maintenance, capital projects, sustainability, and global reporting in one platform.
The key is to distinguish software that is highly rated by users from platforms that can actually support a multinational enterprise, including multiple countries, currencies, languages, regulatory environments, and complex integrations.
There isn't one universal winner: the best choice depends on whether your priority is real estate financial control, facilities operations, workplace experience, or a single global system of record.
Top IWMS platforms to shortlist
These are the vendors I would evaluate first for a global enterprise. The order below is a fit-based shortlist, not a definitive market ranking; user ratings and analyst assessments vary by product and review sample.
1. Planon IWMS
(Best broad-suite candidate)
Best for: Organizations wanting an integrated real estate, facilities, maintenance, and smart-building platform.
Planon is a strong shortlist candidate when you want to connect property and workplace data with building operations, maintenance, and sustainability initiatives. Its modular approach and building-technology integration are worth evaluating for a global portfolio. Gartner Peer Insights shows 4.2/5 across five overall ratings, a small sample that warrants caution.
Best for: Large capital asset management and deep corporate real estate (CRE) governance.
Strengths: Excellent for complex lease accounting, portfolio management, and large-scale capital projects. It is traditionally favored by massive global enterprises where real estate finance, compliance, and heavy infrastructure tracking are primary drivers.[](https://hybridhero.com/software-comparison/best-integrated-workplace-management-systems)
Planon : Consistently rated a market leader by global analysts for integrated real estate and facility management. It offers robust sustainability analytics and operational maintenance features, making it a favorite for multi-national corporations.
Trimble Manhattan : Purpose-built for large corporate occupiers and retailers. It provides robust capabilities in lease accounting, strategic portfolio management, integrated space utilization, and comprehensive facilities operations.[](https://facilio.com/blog/best-iwms-software/)
Nuvolo Connected Workplace : Built natively on the ServiceNow platform, making it a disruptive and modern choice for organizations already leveraging ServiceNow for IT or enterprise workflows. It shines particularly in space management, maintenance operations, and specialized asset tracking (especially in healthcare and life sciences).[](https://facilio.com/blog/best-iwms-software/)
If you'd like to narrow down these choices, tell me:
What is the approximate size of your portfolio (number of locations/square footage)?
Do you have a primary need for strict lease accounting compliance (like ASC 842 / IFRS 16) or IoT-driven facility maintenance?
I can provide a more tailored recommendation based on your specific operational priorities.
Best for: Complex corporate real estate, space, lease, and capital-project management.
A long-established enterprise option for organizations with sophisticated property processes, complex approval workflows, and extensive reporting needs. Consider the total cost and implementation effort carefully. Gartner Peer Insights lists 4.0/5 from 12 ratings in its IWMS category.
Review:
3. Eptura Workplace
(Strong workplace experience option)
Best for: Space utilization, hybrid workplaces, reservations, employee services, and workplace operations.
Particularly worth considering if employee experience and space optimization are major drivers, alongside facilities workflows. Gartner Peer Insights reports 4.5/5 from 11 ratings for Eptura Workplace, while its broader IWMS comparison page reports 4.2/5 from six ratings. Those figures refer to different review listings, so compare the exact product being proposed.
Review:
4. Accruent
Best for: Facilities maintenance, asset management, and specialized real estate workflows.
Accruent is worth including where operational maintenance, compliance, asset reliability, and industry-specific workflows are central. Evaluate the exact modules proposed: its portfolio includes multiple products, and not every product represents a complete IWMS by itself.
Website:
5. Nuvolo Connected Workplace
Best for: Asset-intensive facilities and maintenance-driven environments.
Consider Nuvolo if work orders, asset lifecycle management, compliance, and facilities operations are more important than a real-estate-first approach. Its offering spans facilities, space, environmental health and safety, and capital projects. Verify depth in lease administration and portfolio financial management against your requirements.
Website:
6. FM:Systems FMS:Workplace
Best for: Space planning, occupancy analytics, and workplace portfolio optimization.
A useful comparison candidate if you need reliable floor-plan data, occupancy visibility, space planning, and workplace utilization insights. Check how well the proposed solution covers your broader real estate and maintenance requirements. Gartner lists 4.4/5 from three IWMS ratings, too few to establish a dependable rating advantage.
Website:
For additional comparison, include SAP Real Estate Management if your organization already runs SAP, and Oracle Primavera Unifier if capital projects and infrastructure investment controls are particularly important. These are relevant enterprise alternatives, though you should verify whether their combined scope meets your full IWMS requirement.
What do the user ratings actually tell us?
The published ratings are not directly comparable unless they refer to the same market category and product version.

How I would evaluate them for a global portfolio
Before selecting a vendor, I would score each platform against these six requirements.
1. Global operating capability
Multiple countries, local languages, currencies, time zones, regional data requirements, and consistent global reporting.
2. Real estate portfolio management
Owned and leased properties, lease events, renewals, occupancy costs, portfolio strategy, and financial forecasting.
3. Facilities and asset management
Preventive maintenance, work orders, service providers, asset lifecycle, compliance, and mobile workflows.
4. Space and sustainability
Floor plans, utilization analytics, energy consumption, emissions reporting, and space optimization.
5. Integration and architecture
ERP and finance systems, HR platforms, identity management, building-management systems, APIs, and data migration.
6. Implementation and support
Regional implementation partners, local support coverage, upgrade strategy, total cost of ownership, and realistic rollout timelines.
Ask each vendor to demonstrate the same real-world scenarios using your requirements, rather than relying on feature checklists or generic product demonstrations.
My recommendation
For an initial enterprise RFP, I would start with Planon, IBM TRIRIGA, and Eptura, then add Accruent or Nuvolo if facilities operations are especially important, or FM:Systems if space optimization is the main driver.
One important caveat: confirm the current product roadmap, deployment options, and new-customer availability before committing to a legacy platform or product edition.
To narrow this to the best two or three options for your organization, what best describes your portfolio?
1. Portfolio type
Mixed global portfolio — offices, industrial, retail, or other properties
Corporate offices and hybrid workplaces
Industrial, manufacturing, or critical facilities
Commercial real estate and lease-heavy portfolio
2. Primary objective
One integrated platform for real estate and facilities
