Interesting combination: Breezeway for the operational backbone + Properly for an additional quality-control layer could be very powerful, although I'd first see whether Breezeway's native inspection workflows are sufficient.
Turno is the one I'd look at if finding reliable cleaners is itself a major problem. Its differentiator is the cleaner marketplace rather than being a comprehensive maintenance/operations platform. Industry comparisons similarly position Turno around the marketplace/scheduling use case.
Best for: hosts/PMs entering new markets, operators who don't already have a strong cleaner network, or companies that primarily need turnover scheduling.
I wouldn't make it my first choice if maintenance, inspections, inventory and broader property operations are core requirements.

For a serious STR operation, I'd narrow the demo process to:
Breezeway → Properly → ResortCleaning, with Turno added if you need to recruit cleaners.
And I'd make vendors demonstrate the same real workflow rather than giving you a generic product demo:
Booking changes → turnover automatically created → cleaner assigned → cleaner arrives → checklist completed → photos submitted → inspection → maintenance issue discovered → work order created → repair assigned → property marked guest-ready → owner/manager gets report.
That will expose the meaningful differences very quickly.
